Architectural drawings are invaluable to the people designing and building your project. But they’re not necessarily the easiest way for you to understand it.
So, where appropriate, we can turn the proposed design into photorealistic 3D and 360° virtual reality imagery before construction begins.
Walk into your proposed kitchen. Stand inside your new extension. Look back towards the original house. Understand the proportions, sightlines, finishes and relationship between spaces.
And make decisions before they’re expensive to change.
We’ve been using this technology on our own developments for years, allowing buyers to experience homes that haven’t yet been built.
Now we can use exactly the same principle to help you design yours.
Make the decisions somewhere more comfortable
Building sites are useful places to discuss steels and drainage. They’re not always the best places to choose the details that will define your finished home.
Our Design Studio on North Cross Road, East Dulwich gives us somewhere away from the dust and noise of site to sit down together and work through your project properly. Over a coffee, we can review plans, explore layouts, experience your proposed renovation in VR and work through the finishes and details that will eventually make the property yours.
Kitchen finishes. Worktops. Flooring. Tiles. Bathrooms. Paint colours. Doors and ironmongery. Lighting and electrical fittings. Joinery. Fireplaces and period details. Garden finishes. And everything in between.

Kitchens were functional back rooms. Living spaces were divided. Insulation and acoustics were very different. Storage was limited. And modern technology obviously wasn’t part of the equation.
But those buildings also have something many modern homes struggle to replicate: character.
Our approach is to preserve what makes a period property special while changing what prevents it from working brilliantly as a modern home.
That might mean restoring fireplaces and cornicing while creating a contemporary kitchen extension. Retaining original proportions at the front while completely rethinking the rear. Introducing modern thermal and acoustic insulation, heating and smart-home technology without losing the property’s identity.
It’s an approach we’ve developed through years of renovating London period properties.
From the first idea to the final detail
One of the hardest parts of undertaking a substantial renovation is coordinating everybody required to deliver it.
Depending on your project, that can involve architects, structural engineers, planning consultants, Building Control, party-wall surveyors, kitchen designers, suppliers and numerous different trades.
We can manage the process for you.
You have one team responsible for bringing everything together. And because we’re involved in the design as well as the construction, decisions can be considered in terms of both how something looks and how it will actually be built.
How does it work?
1. Let’s talk
Tell us about your property, what isn’t working and what you’d like to achieve.
If you already have drawings, send them over. If you don’t, that’s absolutely fine.
2. We visit your home
We meet at the property, understand the existing building and discuss what’s realistically possible.
This is where we begin identifying the opportunities – not simply the work.
3. Explore the potential
We consider layout, extensions, reconfiguration, planning constraints, specification and budget.
The objective is to arrive at the right solution for your home and the way you live in it.
4. Design it
Where design work is required, we coordinate the process required to turn the concept into a buildable scheme.
That can include architectural design, structural engineering, planning and the other professional input appropriate to the project.
5. Step inside it
For suitable projects, we create photorealistic imagery and 360° VR so you can experience the proposed spaces before they’re built.
This gives us the opportunity to refine layouts and design decisions while they’re still easy to change.
6. Choose the details
Visit our North Cross Road Design Studio and work through the finishes and specification with us.
This is where the project starts becoming your home, rather than simply a set of drawings.
7. We build it
Our team manages the construction programme from strip-out and structural work through to the final decoration and finishes.
We coordinate the trades, programme, materials and quality control.
8. Keep informed
You shouldn’t have to chase your builder to find out what’s happening.
We provide clear communication throughout the project so you understand progress, upcoming decisions and what happens next.
Our existing development process already uses digital build-progress reporting and project milestones for buyers.
9. Welcome home
Once construction is complete, we walk through the finished property with you, deal with any final items and hand your home back ready to enjoy.
And our involvement doesn’t disappear the moment the builders leave.
